2 Bed/2 Bath (apx 1200sf) is available for rent in Fort Lee, close to GWB, direct bus to NYC, restaurants, entertainment/shopping, parks, schools, and much more . Quartz countertops, hardwood flooring throughout, carpet in bedrooms. Rent Includes heat, hot water. Laundry room onsite. One outdoor parking spot is available first come basis. Street Parking permit is also available from town. Walk everywhere.

Please read the requirments and ask if something is not cleared- all is required for tenants to provide:

a. Full credit report with score,

b. last 2 years tax returns,

c. 2 months pay stubs,

d. 2 mos bank statements

e. rent payment records for last 12 months.

No pets/smoking!

Board approval (*see below) and interview is required (3:1 ITD Ratio Required). Due at signing: 1st mo rent, 1.5 mo sec dip, $380 non-refundable application fee, $350 refundable move-in day deposit and a copy of renter's insurance. Minimum Gross income to qualify is $81k with no debt (see ** below for calculations). 1 year minimum lease, 2 preferred.

*Board meets every 2nd wednesday of the month, so the application and all the required paperwork needs to be submitted to management 2 weeks prior to that. For example: You want to move December 1st, so you need to have an interview with the board on November 10th, but all the paperwork to be submitted by October 27th. The process is pretty straight forward, and I'll help you with it, if necessary.

**Minimum Gross (before taxes, etc.) income calculations:

a. With no debt (2250*3=6750/month or 81K/year)

b. With dept (ex: if you have a car loan of $400/month)

(2250*3)+400 =7150/month
