COSTS:
1. Rental amount is $595 per month. Security deposit is $595 as well.
2. In addition to the rent, tenant is responsible for electric and water/sewer as the units are individually metered. Landlord is responsible for maintenance, trash removal and snow plowing.
TENANCY REQUIREMENTS:
All applicants over 18 years must complete a $30 Credit, Criminal and Eviction Screening. If the first person in a couple gets approved, then we will cover the cost of the second $30 application.
Tenancy decisions will be based on a COMBINATION of the following criteria:
1. A minimum of 2.5 times verifiable household income compared to the property's rent. Proof of income for the last 90 days will be required.
2. Most emphasis will be on your credit and criminal history. Credit screening will include timely payments, delinquencies, number of collections, past judgments, no evictions and no bankruptcies in the last 5 years.
3. Criminal background: No drug related felonies, no sexual predators and no crimes against children. No felonies or imprisonment for felonies within the past 10 years. No crimes against properties and landlords - to include theft of materials from properties, arson and vandalism.
4. A minimum of a 575 credit score for an applicant or for a co-signer.

6. NO PETS please.
If you viewed the property in person and wanted to reserve it, a $100 Reservation Fee for 48 hours (fully credited toward the first monthly payment) will be due.
