Applicant must have a total monthly income of 3.0x the rent amount, at least $2000 in estimated disposable income after debt and rent, a FICO credit score of 660 or higher, no bankruptcies in the past 7 years, 90% of reporting tradelines in good standing, and no more than 1 account in collections more than $50 (not considering medial and student loans) to be considered for approval with standard security deposit.
Applicant must have a total monthly income 2.5x the rent amount, at least $350 in estimated disposable income after debt and rent, a FICO credit score of 500 or higher, no open bankruptcies, 75% of reporting trade lines in good standing, and no more than 4 account in collections more than $50 (not considering medial and student loans) to be considered for approval with and increased security deposit or qualified cosigner.
Applicants with any eviction judgements within the past 7 years may automatically be denied. Applicants with balances owing to previous landlords may be denied.
