• No evictions or eviction filings within the past three years, All money judgments must be satisfied. Bankruptcy, if satisfied, will be at the owner's discretion to accept the application.
• No convictions or felonies of any violent or drug-related offenses, drug trafficking, or distribution within the last 5yrs.
• Verifiable proof of income and must make three times the rental amount. If self-employed, we require the last two years' tax returns and bank statements. In addition, SSI will need a reward letter. Also must have a verifiable rental history (no family) and verification of employment. Once your application is received, we will email you a form to sign and send it back to us to obtain a verifiable rental and employment history. Any document submitted directly from their employer or landlord will not be accepted and could cause a delay in the application process.
• Non-refundable Administrative fee is based on your credit score that will be due when you move into the property for processing paperwork, Minimum score 550. Prices are $200 up to $350 depending on credit score, see below*
• The maximum number of pets is two and must be under 40 pounds combined, NO AGGRESSIVE breeds, A $250 NON-refundable pet fee per pet with $25 per pet added to the monthly rent. All service animals must have a certified letter accompanying the application. Please note: Each property owner has different criteria. If you have a pet, you must check with the office before putting in an application. Please read carefully the information below.
• Copy of a valid driver's license and/or State issued ID and selfie
• Security Deposit/// All properties have a double security deposit plus the first month's rent//// per the owner's request
• $50 Non-refundable application fee per adult living in the home is anyone 18 years or older. It does not matter if the 18-year-old is contributing to the rental payment.
• It is required to carry renters insurance with a liability rider of $100,000 with AHC as the additional insured, and No one will be allowed to move in until we are provided the Dec page to the policy.
• Once the application is submitted, it can take up to 5 business days with the credit department. We will not process the application until all requested information is submitted.
• Applications will not be processed without viewing the property first.
