Heres a full breakdown of the application process.
Theres the application form I have for you to fill out. If you decide you want to move forward with renting the property theres a $50 application fee. I pay the $50 to a company that does a credit and background check. If credit score is below 650 I require two month security deposit instead of one month. Any red flags that could come up during the credit and background check that forces me to decline the application would be any past evictions, bankruptcies or if the applicant has any past due debt. For example credit card debt. If everything looks good then the property can be locked in with a $1000 deposit (this $1,000 is an option not a requirement), this money goes towards your security deposit. Once the money is paid showing youre serious and not going to back out I shut down all my advertisements and cancel all pending walk-throughs and applicants and the place is yours. If you change your mind on renting after paying the deposit it is not refunded.
My leases also have a $75 service fee if any repair is done or anyone needs to go out to the property to preform a task. This fee is waved the first 30 days staying at the property. There is also a $300 cleaning fee which is not charged if the house is cleaned by the tenant or someone the tenant hired after they move out so no cleaning is necessary for new occupant.
I do allow pets but there is a monthly pet fee.
