*If access to neighborhood amenities is desired, resident must pay for applicable access device(s) directly with the HOA Management.
*We require our residents to hold a Tenant's Liability Insurance Policy with a minimum coverage amount of $100,000 per occurrence throughout the duration of the lease. The homeowner must be listed as an additional interest and the declaration page provided to management.
*Landscaping and watering are a resident responsibility.
If you decide to apply for one of our properties, there is a $75 per adult application fee that is non-refundable. Anyone aged 18 or above who will be residing at the property must submit an application. We will (1) check your credit report, (2) check for any past evictions (3) verify your employment/other income source(s), (4) gross personal monthly income must be at least 3 times the rental amount & verifiable (5) verify your previous landlord references (these must be by an unbiased source and (6) perform a criminal background screening. We encourage you not to apply if you have a credit score below 500, have been evicted in the 5 years, have negative rental history within the last 5 years or have recent criminal background involving but not limited to: violence, abuse, theft or Felony drug convictions.
