Screening & Qualification Standards

All applicants age 18 or older must submit:

• Completed application through Avail

• Government-issued photo ID

• Credit, background, and eviction screening

Applications will be evaluated using consistent, objective criteria in compliance with federal and Washington State Fair Housing laws.

Minimum Qualification Guidelines

• Verifiable gross household income of at least 3x the monthly rent

• Minimum credit score of 700

• Credit history demonstrating responsible financial management, including reasonable debt obligations relative to income

• No unpaid landlord collections or outstanding eviction judgments

• No recent bankruptcy discharge that may indicate ongoing financial instability

• Positive rental history (if applicable)

• Proof of stable employment or consistent lawful income

• Renters insurance required prior to move-in

In addition to income requirements, applicants must demonstrate overall financial capacity to meet monthly obligations. Significant outstanding debt obligations or patterns of delinquent payments may affect approval.

Incomplete, materially false, or misleading information may result in denial.

Portable tenant screening reports are not accepted.
