ERA Property Management
1. We perform a background check, credit, criminal, and eviction history on ALL applicants.
a. Bad credit may be grounds for denial. Exceptional rental history can be a determining factor in acceptance or denial of the application when dealing with poor credit.
b. An eviction history with a current balance on previous accounts will be denied. Any eviction history, whether the balance is paid or not, may result in denial of the application.
2. Allowance or dis-allowance of pets will be decided at the property owner’s discretion.
a. Exceptions are made for those with ESA and Service Animals.
3. Allowance or dis-allowance of smoking will be decided at the property owner’s discretion.
4. Income requirements: Income greater than 3 times the monthly rent with verification.
a. Roommate applicants may use the combined income to meet the 3 to 1 qualification requirements.
5. Employment: Six months of current employment with verification and stability and/or employment history must have a good pattern if new job.
6. Applicants must have an established rental history.
a. Exceptions will be made for individuals moving out on their own for the first time. An exception will also be made for those moving from homeownership to a rental situation.
b. In some cases a co-signer may be required.
7. If applicants are applying as roommates, the denial of one applicant will result in all applicants being denied.
8. All applicants will be informed of their application status: Acceptance or rejection through the email provided on the original application.
9. All applicants 18 years or older must fill out and submit a separate online application.
10. All applicants will pay a $35.00 application fee.
11. If a lease is written the tenant will be required to pay a security deposit in the amount specified in the marketing ad.
12. Additional fees that may occur during the leasing period:
a. $50.00 late fee for rent payment after the 5th of the month. $75.00 NSF Fee on all returned funds.
