A fully furnished, rent-stabilized apartment is available as a legal sublet for a full 2 years, the limit by law. This is completely legitimate and the price is correct, because I have lived in the apartment for 23 years.
The move-in date is flexible, but with background checks, etc., would probably (or ideally) be between Oct. 1 – 20. Two years later exactly I will return from my academic research and reclaim the apartment. A family plus one non-family member is allowed by the lease.
The total rent is $1610 per month. On 1 June 2022, there might be an increase, determined as always by the NYC Rent Guidelines Board (it has ranged from 0% to about 2% per annum over the last 20 years).
Heating and water are included but the subtenant pays for gas & elec. No (animal) pets allowed; non-negotiable, sorry. Likewise, no smoking in the apartment. Elevator in the 38-unit building.
Located in a quiet, residential neighborhood, with lovely parks nearby, ½ block from the Columbia U football stadium & track, which is open at certain hours to the community without charge. 5 min walk to the #1 train (@ 215th) or the A train (@ 207th/Isham).
Farmers’ Market on Sat on Isham St (between Park Terrace West and Seaman Ave). PJ Wines, one of the best wine stores in Manhattan, with occasional wine tastings, and other shopping (supermarkets and dry cleaners, etc.) are near the subway stops.
One-month security deposit required, completely refundable if there is no damage beyond normal wear & tear. References absolutely required and rigorously checked, especially considering I am allowing the subtenant to use by personal furnishings and major goods.
We can have a video/remote showing followed by an in-person final visit with Covid masks for both sides.
