Upon entry you see the wide-open floorplan with high ceilings. There is hardwood flooring throughout the common areas. The living room has a wall of floor-to-ceiling windows facing towards the back yard, letting in tons of natural lighting. There are lots of built in bookshelves and cabinets as well as a 2-sided wood fireplace with brick hearth that opens into the dining area which is open to the updated kitchen. There is a center island with breakfast bar seating. The stainless steel appliances include a gas range, dishwasher, microwave and French door refrigerator. The modern cabinets are a golden blonde color and provide plenty of storage space. The bedrooms both have carpeting.

The primary bedroom has lots of closet space and an en suite bathroom with a shower stall. The shared bathroom has a tub. A large laundry room has full size washer and dryer. An exterior bonus room is accessed from a door in the living room through the backyard. This room has a window seat and could serve as an office or art studio. The front yard and fully fenced backyard are heavily landscaped with raised beds, mature shade trees, and flagstone areas. In the backyard there is a screened in, cement floor sunroom. There is a manual lift, 1 car garage and a long driveway that will fit up to 3 cars. There is also an additional storage room located behind the garage. This home has lots of storage and a work bench. The house is cooled by a swamp cooler.

Located minutes away from Wadsworth Blvd and Sheridan Blvd for easy access to major roads, and just a short trip from the Belmar shopping area. This property is also near Bear Creek Park and Marston Lake for outdoors enjoyment.

APPLICATION DETAILS

*Property Tour Required with at least 48hrs notice.

*Resident is responsible for gas, electric, and trash (when not provided and managed by a municipality or HOA)

*Application fee is $65.00 per person (see application Terms of Agreement for details). The cost of the application fee is based on average expenses of what Pioneer PM incurs - Per CO HB19-1106.

*If approved, a lease preparation and administration fee of 15% of one month's gross rent is required.

*Refundable security deposit equal to 85% of one month's gross rent is required.

TENANT QUALIFICATION CRITERIA

*Total gross income of at least 2X monthly charges for an individual applicant. For applications with more than one unrelated applicant over the age of 18, each applicant must qualify separately with an income of at least 1.5X monthly charges per applicant. You will need to submit proof of income at the time of application submission.

*640+ credit score is required.

*Applicants will be considered with credit scores below 640 with an added reoccurring Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information if credit score is improved to 640+.

*Co-Signers will not be considered to fulfill any qualification requirement.

*Pets considered with pet fees, but NO DOGS will be considered. No more than 2 pets total will be considered.

*Pet fee: $250 One Time Fee + $35/mth per pet

BROKERAGE SERVICES

*In addition to rent, residents will be charged a brokerage services charge of $25/mth.

INSURANCE REQUIREMENTS

*Liability to Landlord Insurance (LLI) is required by all tenants. We have options available starting at $10.50/mth.

*Renters Insurance is not required but is highly recommended. Many renters insurance policies include LLI coverage. Check with your provider prior to signing up.
