The exact location of the building is on Greenwich between Franklin and Van Ness. This is a first floor unit near the entrance to the building.
The unit itself has 10 foot ceilings, refinished hardwood floors, all new electrical and plumbing (not cosmetic – completely new). It has a completely new bathroom and kitchen, with all new fixtures, appliances, etc. The kitchen has a stainless steel gas range, dishwasher, disposal, microwave and 28” wide refrigerator, all in great shape. It has granite counters, nice lighting, and all new cabinets. The windows, doors, hardware, trim, etc. are all new. The unit is medium size for a two bedroom – e.g. the rooms are decent size, but there is no separate dining area, etc.
There are three large closets which have very nice Elfa shelving from The Container Store. The bathroom has an additional linen closet. The unit is on the first floor off the main lobby.
The building is Edwardian in style and contains 35 units. It was under construction for six years and the work was completed in 2011. A new 22 space garage was built at the basement level of the building which is well lit and has wide turning radiuses unlike many SF apartment building garages (parking is $350 extra). There is also a brand new laundry room, which has 4 washers, 4 dryers, a coin machine and Laundry Locker. The machines were installed in February 2017 and work fantastically. The new foundation is built on rock and is supported by steel and concrete, with 16 moment frames (earthquake resisting). The building has a beautiful paint job, with gold leaf on the edge and dart molding, and five or six additional colors. The sidewalk and landscaping in the front are new.
Also, a new 750 SF roof deck was installed, which has a panoramic view of the bay, Golden Gate Bridge, the Presidio and Pacific Heights. The front entry was also remodeled with gorgeous new doors and a completely new intercom system with video. All of the common areas have been rewired and have new lighting.
Utilities are not included – you pay water, gas, garbage, etc. However, the new systems in the building are extremely efficient (pipes are all insulated, walls are insulated, lighting is fluorescent, etc.) so your bills should be reasonable. The building actually won the SFAA award in 2008 as the best “Green” apartment building in SF. All in utility costs including, trash, internet, water, sewer, PG&E, and internet should run around $200/mo.
