Near Twin Oaks Valley Rd, Mission Rd, and Hwy 78. Shopping, entertainment, and commuting are all close. Cal State San Marcos and Palomar College within a short drive/bike. Smart Home systems in place with doorbell, Bluetooth, Nest and Alexa. Smart systems are connected to a cable ready modem/router. Residents can use their own modem/router. Kitchen appliances include refrigerator, stove, microwave, and dishwasher. Washer and dryer in the garage are included, but they will not be maintained. Central HVAC. The garage fits 2 cars and there is additional space for parking in the driveway.

UNIT INFORMATION:

Utilities: Residents are responsible for all utilities except trash. Trash is provided.

Laundry: Washer and dryer in the home for residents to use - not landlord maintained.

Pet Policy: Pets allowed by approval with additional $50/month per rent increase per pet and $500 deposit.

REQUIREMENTS TO RENT:

1. Minimum household gross income of 2.8x the monthly rent.

2. A good credit score and clean history (625 minimum).

3. Proof of income to be able to rent. Income can include assistance such as food stamps, child support - call for clarification if necessary.

4. A Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN).

5. Valid, current, government issued Photo ID.

6. You must obtain or currently have and be willing to transfer renter's insurance.



$40 Application fee is NOT refundable.

Units are rented to the best qualified applicant when assessed using the requirements to rent. Conditional approval may be possible for people that do not meet all requirements. Applicants that do not meet all requirements will be subordinate to fully qualified applicants.
