$1,300 - 3 Bedroom 1 Bathroom House In Oakmont With Great Amenities

This Riverview School District house has been recently restored. See pics for condition. The house is located in a very quiet and peaceful area. There is a lot of bird and animal life. The house is listed as a 3 bedroom, but please be aware that one bedroom is a CAPTIVE BEDROOM (reached through the second bedroom - see pics). The house has a large yard, with lots of space, with a fairly large lawn that needs to be maintained with the grass cut - see pics.

This house falls within the 10th Street Elementary School, and Riverview Junior-Senior High School area.

The house is unfurnished, but the kitchen has a large refrigerator/freezer which is included as per pics.

All the rooms have curtains and some also have blinds.

Heating is via smart-controlled gas/hotwater radiator system; the system is very efficient with good air quality (doesn't dry the air out). Cooling via window aircon units - two are included upstairs in the bedrooms. There are no window aircon units downstairs but you can put your own into the lounge if so desired. Most of the rooms have ceiling fans.

Absolutely NO SMOKING permitted in the house or on the property.

There is ample on-street parking on one side of the property as well as an off-street bay on the other side.

The house is a mixture of carpet, tile and hardwood flooring.

There is built-in closet space but not an enormous amount.

There is a semi-finished basement with a washer and a drier and loads of storage space and shelving etc. Basement has a dehumidifier and this needs to run during the humid summer months if you store possessions in the basement.

The property has a verge on one side (front) which needs to be maintained – grass cut in summer and snow off the sidewalk in winter.

Tenant responsible for all utilities - water/gas/electric/trash etc.

Absolutely NO SMOKING permitted in the house or on the property.

12 Month rental preferred.

No business can be conducted on the property – examples; fixing cars, workshop etc.

Good credit, references, and employment, required.

Pets accepted but if so, the deposit will be increased by $400.

Absolutely no sub-letting will be allowed.

Absolutely no use as Airbnb or similar accommodation service etc.

Only tenants as per the contract will be allowed except for brief stays (family visits etc).
