Income and/or employment requirements:
1. Total, verifiable, legal, pre tax income must be at least 3x the monthly rent.
2. Assets on hand of 60x the monthly rent.
Residential History
Each adult applicant must meet at least one of the following requirements within the last 4 years:
1. At least 2 years of verifiable rental history (with no negative reports and unrelated landlord)
2. At least 2 years of verifiable home ownership.
3. At least 2 years of verifiable military service, with at least an honorable discharge.
4. At least 2 years of verifiable residency in college on-campus housing, with no negative reports.
Credit
1. Each adult applicant must submit to the required credit/background check.
2. Each adult applicant must have a credit score of at least 625.
3. An application that has a credit report that shows no score, but has reports of on time payment history and no negative (late or unpaid/collection) accounts will be accepted with an increase in the deposit of $500.00
4. An application that has any past due accounts and/or accounts in collection will be declined.
5. An application that has no credit score, no history of on time payments, or has any credit accounts with negative ratings (late or unpaid/collection) will be declined.
