- APPLICATION FEE: Non-Refundable $55/adult (all occupants 18+ need to submit an application)
- APPLICATION TURNAROUND TIME: 2-3 business days
- LEASE LENGTH: 1 year
- SPECIAL LEASE PROVISIONS:
* NEW CARPETS being put in after 7/23/25. Tenant's will not be able to have a move in date until after carpet is replaced. We will provide with updates on when the move-in date can be coordinated. Please still apply, just know your move in date might need to be extended until sometime after 7/23/25.
HOA Move Requirements: Please Note: HOA Move in and Move Out requirements are subject to change. Tenant is responsible for verifying with HOA. - $175.00 coordinator move fee charged by J&A. They accept cash or credit/debit ($5.00 fee for card payments). J&A will email an invoice and payment instructions to the email address provided on the move form at least 24 hours prior to the scheduled move date. - Move must be scheduled at least 7 days in advance. Moves can be M-S from 8:00 A.M. to 12:00 P.M. or 1:00 P.M. to 5:00 P.M. Moves are not allowed on Sundays or Holidays. If the move exceeds the 4-hour window scheduled, J&A charges $35/hour for each additional hour thereafter. - Unscheduled moves will result in an immediate call to hearing and $250.00 fine. - Moving companies must have COI with minimum coverage of $1,000,000. - A $250.00 check payable to Piazza Palermo OA is required as a holding deposit for move-outs only.
- RENTER'S INSURANCE: Tenant must carry renter's insurance w/ minimum $100K liability
