Located in Portland’s popular East End, this building is just steps from the magnificent Eastern Promenade. The Promenade has extensive Parks & Recreation Facilities and stunning views of Casco Bay & Islands, East End Beach and walking trails. This cozy Studio apartment is just a short walk from some of Portland’s best restaurants, cafes and markets. Downtown Portland is less than a mile away. The Owner pays for heat, hot water, cold water, and sewer. Trash service paid for by the Owner so tenant does not need to purchase city bags. Tenant is responsible for electricity, natural gas stove and cable/Wi-Fi if desired. This unit comes with 1 off-street parking spot in a parking lot near the building. There are shared laundry machines in the building for tenant use. Owner will allow one cat. Sorry, no dogs or other animals allowed. Security Deposit equal to one month’s rent due at the time of rental offer acceptance. First Month’s Rent due on Lease start date and will be prorated if tenant moves in on any day other than the 1st of the month. 1 Year Lease Required.
Perspective renters are required to view the Property and unit in person with our Leasing Agent. Showings are by appointment only and can be scheduled M-F 8:30am-4:30pm by emailing [Use EMAIL button] by calling [Use CALL button] x3. Though masks are not mandated to be worn, we do highly recommend wearing a mask during your Property and Unit tour for the safety of yourself and those around you.
We have suspended the acceptance of all physical paper rental applications as well as check/cash payments for our application fees. All Rental Application submissions must be done electronically by emailing your completed application(s) to [Use EMAIL button] your completed application(s), and proof of income (paystub, employment offer letter, bank statement, tax return) and copy/photo of your identification are received by email, a member of our Leasing Team will email you a link from Square that will allow the application fee(s) to be paid online with a debit/credit card.
Please note there is a $20 application fee per application to apply for this unit which is itemized as $18.00 for the tenant screening (credit/criminal check) and $2.00 for the processing fee for the application fee invoice provided to you by Square. Each persons over 18 years of age who will be residing in the unit must complete an application and pay the application fee. The following minimum requirements must be met and/or provided in order to qualify for this unit:
• 2 years or more years of positive rental history
• Credit score of 680 or higher
• No Criminal History
• No Bankruptcy
• Proof of income that you make 2.5 times the monthly rent (For example-If the unit is $1,000/month you must show that you make $2,500/month).
• Copy/Photo of Government Issued I.D. (Example- Driver's License, State ID, Passport etc.)
• Rabies Vaccination Record for any approved cat that will reside in the unit
• If you do not meet the rental history, credit, or income requirements, we do accept co-signers who do. They will need to complete a co-signer application, as well as pay an additional $20 application fee to have their information processed as well.
