REQUIREMENTS are IMPORTANT in the order below (NO EXCEPTION):
1 At least, First Last and Security Deposit to move in.
2. ALL adult renter(s) MUST have good background: no criminal (WE WILL RUN NATIONAL BACKGROUND CHECK)
3. Good landlord references. Provide proof of recent rental payments. NO EVICTION (WE WILL RUN NATIONAL BACKGROUND CHECK)
4. Stable income: provide proof of paystubs. If have passive income, provide bank statement or certificate of payment.
5. Good credit. We WILL run credit check. If bad credit and willing to pay 6 months to a year in advance, may be considered.
$1300/MONTH is a very low rental rate. Some condition below:
2nd Bath room: We are looking for someone who is HANDY to complete the 2nd bathroom. Nothing much, everything is in place, except the shower needs to be hooked up and the owner will pay for the materials. If not able to, then should be ok with 1 bath room.
AC/Heating: House currently has window units. But if tenant is handy and able to put in a mini split AC, then the owner is willing to pay for the system, otherwise must be ok to have window AC units.
*** The owner will pay for all materials. Tenant will help with labor in order to get this low rent.
Water/Sewer/Filtration: House is under well and septic system so you do not have to pay for water and sewer. It is another saving here. It now has a small filtration system, tenant will need to maintain and replace filter regularly, however, if tenant would like to put in own water filtration at tenant cost is ok too.
Pet is allowed. An annual pet fee is required for insurance, wear and tear.
