NOTE: The following breeds or dogs mixed with the breeds listed below are specifically prohibited based on the U.S. insurance industry's “at risk” classification: (1) these dogs typically inflict more damage when they attack others; (2) the difficulty for tenants to obtain insurance and, (3) the potential for legal action against the Landlord for allowing the listed breeds on the premises: any Pit Bull Terriers (aka American Staffordshire, Staffordshire Bull, or American Pit Bull), Rottweilers, German Shepards, Pres Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Siberian Huskies, Alaskan Malamutes, Rhodesian Ridgebacks or any other breed the Landlord deems unacceptable.
The application fee is $30 and covers a nationwide criminal background check, credit check, and employment verification. Our minimum requirements are:
1. No felony convictions, however, our policy will take into consideration what the crime was and when it happened. No acts of violence arrests in last 7 years. No drug manufacturing, delivery or sex related convictions of any kind.
2. Credit report: Minimum 580 credit score, no history of late payments, liens, judgments, evictions, collections, foreclosures, or (bankruptcies: last 7 years).
3. Current employment and make at least 2.5 times the monthly rent in income. Minimum income for this home is $1,625/month.
