Absolutely no smoking on the property including the yard - its a nice house, it doesnt need to stink and have butts all over the driveway.
Expect to be evicted if you cant respond to emails and texts, rent is late or not by electronic, or if you fail to pay heat & water. I try to be understanding, but am really tired of reminding people and excuses. If its too expensive, find somewhere else.
