APPLICATION PROCESS:
All applicants ages 18+ must submit a fully completed, dated and signed rental application with a paid NON-refundable application fee of $45.00.
An application process typically takes 2-3 business days but it depends on the applicant, employers, and past landlord’s references. Landlord references cannot be from Family or Friends.
CREDIT SCORES: Each Applicant must have a minimum credit score above 550. IF any applicant has a score below 550 that application will be denied. Co-Signers credit score must have a minimum of 650. Co-signers CANNOT be used for credit scores below 550. IF you have a credit score that comes up as NA (not enough information) then a manual review will be needed by that property manager. If Applicant has a tax lien, open bankruptcy, evictions, money owed to past landlords, money owed to utility companies for example: (GAS, POWER, WATER, SEWER, TRASH, CELL PHONE, TV, AND INTERNET) that applicant will be denied.
ROOMMATES: In a room mate situation each person over the age of 18 needs to make at least two times the rent. If each room mate does not make two times the rent, a co-signor will be required. The Co-signer needs have a minimum credit score above 650 to qualify. IF, you cannot and or do not have the ability to retain a co-signer your application will be denied.

The application fee is $20 for your first pet, $15 for all additional pets.

Animals of any kind are only permitted with approval of ProCore Property Management, LLC within the lease. No prey under the age of 1 are allowed. A nonrefundable fee of $250.00 per pet is required. A Monthly Pet Rent Fee of $15.00 per month per pet is charged. The following dog breeds will not be allowed in our properties: German Shepherds, Huskies, Dobermans, Pit Bulls, Akitas, Staffordshire Terriers, Chows, Rottweilers or any mix breeds that are part of the foregoing breeds. No poisonous or exotic animals, suck as tarantulas, piranhas, snakes, iguanas, ferrets, skunks, Raccoons, Rats, or squirrels shall be allowed in or on the Premises.
Companion and Service Animals: If you have a companion animal and or service animal you will still need to submit a Pet application for each pet. There will be no charge for a companion animal or service animal application. If you pet application is verified that the animals are in fact a companion animal or service animal then there is $0.00 charge for processing that application. If we verify that you do in fact have a companion animal or service animal then by Law, we are not allow to charge any pet fees associated with those particular pets.
LEASING ADMINISTRATION CHARGE:
There is a one time charge of $60.00 for the creation and procurement of the lease agreement.
