Common area courtyard with view, and secured entrance to the building. Other amenities include full-size kitchen, in-unit washer/dryer, a granite-topped breakfast bar, Wi-Fi access, and a collapsible workstation.

Need some fresh air? Just a short walk to the SAM Olympic Sculpture Park, Myrtle Edwards Park, and the waterfront, with beautiful views of the Olympic mountains and Puget Sound. Two blocks from Seattle Center and Climate Pledge Arena, which welcomes Seattle's new hockey team, The Seattle Kraken, for the 2021-22 season. Go team!

Requirements

Criteria for Tenant Selection

• Capacity to pay: Does the prospective tenant have enough income to afford the rent?



• Credit worthiness: Does the prospective tenant have good history of paying bills on time, and is their debt to income ratio low enough that they can afford your rent?

• Civil Integrity: Does the prospective tenant have a criminal or civil records history that would influence the type of renter they would be, including any history of previous eviction, owing money to previous landlords or poor landlord references due to payment or behavioral issues?

• Contractual Integrity: Has the prospective tenant fulfilled previous contracts in a timely and complete manner? This can include information from landlords on lease violations, but also info from screening reports on payments and collections.

CRITERIA CONSIDERATIONS

Employment History: It is a good idea to require that the applicant provide a copy of their most recent paystub and reference for you to verify steady employment. Self-employed persons should provide bank statements for the last 3 months and signed tax returns for the last 1-2 years to show predictable income.

Income Requirement: Typically, an income to rent ratio of 3:1 is required (i.e., rent should not exceed 33% of gross income).

Credit History: The applicant should be able to demonstrate good fiscal responsibility. Applicants with charge-offs, unpaid debts, or a history of delinquent payments may be denied tenancy. A minimum credit score of low to mid 700’s is suggested.

Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) unless it is their first rental for a minimum of 12 – 24 months and have no prior evictions.

Criminal Records: By law you are only to consider any criminal records that have had activity in the last 7 years. Some landlords only consider crimes in the last 3-5 years where others offer second chances and modify this even more. Criminal history should be considered on a case by case basis, with factors including the nature of the offense, how much time has passed, and whether or not the individual is appropriately rehabilitated and does not pose a risk to persons or property. No blanket policies refusing criminal records should be used.

Pet Policy: If permitted by the owner, pets are allowed provided that prior permission has been obtained, and all required documents have been signed by both parties. All pets must be properly licensed if required by city or county law and must have a record of current immunizations.

Required Fees & Documentation: The applicant must bring all items requested to the showing (photo ID, application fee, information needed to complete application), and be able to pay full deposit and rent requested.

Occupancy: All other things considered equal, single occupancy is preferred over double occupancy. Any more than double occupancy is not desirable.

Availability to Fill Vacancy: All other things considered equal, an applicant’s availability to fill the vacancy sooner rather than later is preferred.
