Brand New 2020 Next Gen Home (Giallo II Model by Lennar Homes) in Rosenberg/Richmond Texas. A next gen house is basically a smaller home within a home. We are renting that next gen suite with the following amenities and features. The tenant will have their own door that accesses their suite. Tenants will have their own Schlage Lock with personal passcode and their own Ring Doorbell system as well. Tenants are given a master bed and dresser/mirror as well as a one seater couch. Tenants are able to freely furnish the 588ft living space with whatever else they would like. The kitchen is equipped with a spacious sink, trash disposal and Frigidaire appliances such as Microwave, Refrigerator, and Dishwasher. No stove top however! Tenants also have their own washer/dryer and Xfinity internet services. Location is 5 minutes from Brazos Town Center (Kroger, Target, Home depot, Chase/BOA, Best buy). About 5 minutes to toll-free southwest freeway 69/59 - straight easy access towards, Bellaire, Sugarland, Meadows Place, and Downtown Houston.

Main Utilities are all included in rent. Electric, internet, water, and trash. There will be no pets allowed and no garage parking - only driveway and or street. Up to two tenants only. Rent will be at the end of every month. The day that you move in, we will charge prorated rent. Security deposit will be kept if you break the lease and you will have 30 days after notice is sent. The following can get you evicted and will be considered breaching of the lease and agreement.

Any Other Breaches to the Lease Agreement such as paying rent late. We will give one warning before that happens.

We will also take half of the security deposit if tenant decides to terminate the lease early themselves. Prorated rent will be charged up until the day you leave.

If we simply ask you to leave because you are uncooperative, noisy, difficult, or untrustworthy, you will be refunded your security deposit and will have 30 days after the notice to leave. Prorated rent will be charged up until the day you leave.

Here are some information about the landlords next door. My name is Brian Phung. Home is owned by my parents and I. We just moved from Denver Colorado to Houston Texas. We are a respectful Vietnamese family that are mainly working throughout the day. We are very cooperative if it comes to questions or request such as noise and we ask the same from our tenant as well. With a connected home, their is a shared door between tenant and landlord. It will remain locked at all times and the only ones with keys to unlock will be the landlord. We respect your privacy and will not enter unless granted permission or suspect you of breaking the agreement. At the end of every month, we will notify you of an in person inspection to make sure everything is of the order and the property is maintained in perfect condition.
