Utilities are not included – you pay water, gas, garbage, etc. However, the new systems in the building are extremely efficient (pipes are all insulated, walls are insulated, lighting is fluorescent, etc.) so your bills should be reasonable. The building actually won the SFAA award in 2008 as the best “Green” apartment building in SF.
