Simple and spacious. Built in 2002, Edgemont has 90 units (68 2x1 and 22 1x1) The one-bedrooms are 600 sq.ft and the twos are 945 sq. ft. Thoughtfully designed, the two bedrooms are on opposite sides of the unit with the bath and hall in between. The units have lots of inside storage space and large patios. The property is nestled in a wooded nature preserve area on a quiet street. Walk 5 minutes to the WTA #3 line. Fred Meyer is a 20 minute walk or easy, short drive. Apartments are located on three floors, all walk-up. Beautiful property in the woods.

Edgemont is professionally managed by Gibraltar, LLC. out of Seattle. Clean, card operated on-site laundry. On-site staff is experienced and easy to work with. Household income must equal 2.5 times the rent amount. Conditionally refundable security deposit is $700.00 Non-refundable application fee is $40. Office hours are by appointment. show contact info . And by appointment since we are now often working remotely. Renters Insurance is required of residents. Residents pay their cable and electric. Owner pays water, sewer, and trash.

Cats are permitted: Deposits: Cat $350, 2 cats $450.

Dogs are permitted: Deposits: Dog $250, 2 dogs $350. Dog rent $50.

Parking - all spaces are assigned. Every unit is assigned one space at no charge. One-bedroom units are assigned one space (unless there are two vehicles and two people on the lease). Two-bedroom units are assigned two spaces if there are two people and two vehicles on the lease. All second spaces are charged $50 month for parking. Inoperable, stored or unauthorized vehicles are not permitted. There is no guest parking. Guests may park on the street for up to 48 hours.

Application Procedure:

2. Provide proof of income. (Last 3 pay stubs, bank statements, letter of hire, or tax form)

3. Picture ID.

4. Pay the standard deposit ($700). Paid through Appfolio Tenant Portal or Cashier's check

Requirements:

1. A credit report will be run. Using a statistical model, creditors compare information on your credit profile, such as your bill paying history, number and type of account you have, late payments, collections, actions, outstanding debt, rental history, and the age of the accounts, to the credit performance of consumers with similar profiles.

2. Any recorded unlawful detainer, unpaid collections, open bankruptcies or judgments may result in denial of application.

3. Employment must be verifiable for no less than one year. Income must be documented with current pay stubs, tax records, or bank statements. If you are a full-time student, we will require a co-signer. If you do not have a SSN# we will require first and last month's rent. plus a total deposit equal to one month's rent.

4. Applications are processed in the order they are received. An application is considered complete when it contains all required information and documents listed by the landlord to conduct the screening, as well as payment of any screening fee and holding deposit required by the landlord.

5. Income requirement: 2.5 times the rent amount monthly. Co-Signer Income Requirement: 4 times the rent amount monthly.

If you do not meet some of these requirements, you will be asked for an additional deposit, last month's rent, or co-signer.
