APPLICATION, LEASE TERMS, AND FEES

- APPLICATION FEE: Non-Refundable $55/adult (all occupants 18+ need to submit an application)

- APPLICATION TURNAROUND TIME: 2-3 business days

- LEASE LENGTH: 1 year

- SPECIAL LEASE PROVISIONS:

* NON-WARRANTIED: The following items or personal property are included in the Premises without warranty and Landlord will not maintain, repair or replace them: Under cabinet mobile lights, fridge water dispenser & ice maker (functional)

* MOVING GUIDELINES: Tenant must contact JLS Moving Solutions and fill out their form at:

[Use CALL or EMAIL to get in touch] Once the form is completed and submitted JLS will contact them directly.

The following payments have to be made prior to the move-in:

Deposit $250.00 (refundable after the delivery/move) Paid by the Owner

Nonrefundable Costs: First 4 hours = $225. Paid by the Tenant.

Every hour thereafter billed at $75/hr.

Late notice fee for any move scheduled with less than 48 hours’ notice and an additional $100 fee is due.

Delivery/Moving Company Insurance Requirements:

Moving Company must provide a Certificate of Insurance naming Montefaro HOA as additionally insured.

$1 million liability, $1 million Worker’s compensation coverage minimum.

Once all information is submitted and funds are paid a coordinator will be assigned to the move and an Invite/receipt from booksd@jlsmoving [Use CALL or EMAIL to get in touch] will be sent to all parties to accept.

The Coordinator will:

1.Scheduling: contact the resident the night before to confirm.

2. Setup and Break down: Install building elevator pads. Floor runners & Corner Protection.

3. Problem Solving: Provide directions for movers where to park, escort to the residents unit, go

over move protocols.

4. Damage Reporting: Provide a Pre and Post move inspection report with pictures and videos of

interior and exteriors.

- RENTER'S INSURANCE: Tenant must carry renter's insurance w/ minimum $100K liability

SUMMARY RENTAL CRITERIA

-We look for favorable credit history, good references, sufficient income, and the ability to move-in within 14 days of applying

-If approved, we require one full month's rent, plus security deposit to move-in
