Students/graduate students with qualified co-signers or sufficient proof of income from the university will pass the application process (no history of criminal activity or evictions).

Gross monthly income of at least 2.5x the monthly rent ($5,000/month).

Credit scores of at least 600.

No history of violent criminal activity or evictions.

If the income and/or credit are not high enough then a co-signer who meets the requirements would be necessary.
