• $350 one-time move-in fee - NO security deposit (depending on credit/application results)

• First month's rent and move-in fee due at lease signing

• No previous evictions in last 7 years (documentation required if requesting an exception)

• 600+ credit score - some exceptions apply (additional prepaid rent and/or cosigner may be required). Can potentially be flexible for issues regarding student loans, medical bills, etc... affecting credit score

• Combined after-tax income (all applicants/occupants combined) of 2.5 times monthly rent

• Pets - under 60 pounds, one-time $150 fee per animal, and limit of two cats, one cat and one dog, or two dogs + breed restriction

• $40 application fee (for credit and background check) per applicant

• Renter's Insurance is REQUIRED – should be ~$10-15/month. Must show proof of insurance within 30 days after lease signing

• Most felonies will not be approved if obtained in last ~2 years – some exceptions for non-violent

• No previous collections for utilities – People’s Gas, ComEd, etc… - some exceptions apply

• We verify income / employment

• We require last two apartment owner’s contact information
