1 Bed 1 Bath Near DMV & CHP Buildings - McWelsh Apartments - Curtis Park - Very nice 1 Bedroom 1 Bath unit; part of a gated, Curtis Park, 26 unit apartment complex. The complex is located on 26th Street, South of Broadway near the State of California buildings. Clean units, some with central heat and air, most have off street parking. This setting creates a very nice urban living environment. These units are smoke free. Pet friendly with a two (2) pet limit in each unit. Pet deposit for one (1) pet is $750.00, pet deposit for two (2) pets is $1000.00, Pet rent is $50.00 per pet. Pet maximum weight limit is 35lbs. Pitbull breeds of any kind are not allowed.

New tenants are placed on a waiting list for a parking space.

Please be prepared to pay the application fee as outlined in the property listing (this fee is non - refundable once credit report is obtained).

The "Available Date" listed is an approximate move in date based on work that may be needed to prepare the home for a new tenant.

In addition to this rental application, the credit requirements are as follows:

You must have good credit, a FICO sore of 650 or higher is required; if you do not have any FICO score then tenancy may be obtainable with a security deposit of two times the amount of the monthly rent.

All persons 18 or older must apply.

No Evictions.

You must have 1 year of verifiable income, paystubs, bank statements or income tax records.

You must have good previous rental history.

You must have a governmental issued photo identification. (State Driver’s License, Passport)

You must have a social Security Card or TIN.

We do not accept felony convictions for manufacturing an illegal substance, drug possession, or for bodily harm or injury.

You must make two and one-half times the amount of rent monthly to qualify.

Some pets may be allowed with additional deposits, documentation and rents may be required.

The occupancy limits for this property are two persons per bedroom plus one.

Our office does not accept incomplete applications.

All applicants must see the property before applying.

Processing time for completed applications can take up to three business days.

If a co-signer is required to approve the application, the co-signer must meet the above criteria with the following changes: the FICO score must be 700 or higher and the monthly income requirements are five times the amount of the rent. The co-signer will be required to sign up as the guarantor for the lease.

Completed applications are processed on a first come first served basis.

Once the application is approved, you will have 48 hours to pay the security deposit electronically or to our office located at 6800 Rio Linda Blvd. Rio Linda, CA 95673, to hold the unit. If we do not receive the security deposit within 48 hours, we will move on to the next application.

The first month’s rent is due at move-in and the second month’s rent will be prorated. These funds must be in the form of a cashier’s check or money order.

This is required:

- Tenant to pay all utilities

- Tenants must maintain renter's insurance covering all named parties in agreement with personal liability limit of $100,000 or greater

- 1 year lease required
