Gross monthly income = 3x rent (all lawful income sources accepted, including housing assistance)
2+ years of rental history (may request lease and ledger or additional documentation confirming residency status)

Self-employed applicants must provide 2 years of tax returns
Cosigner may be required if criteria are not fully met
