Pet Rent/Approved Pets: $75/month
Tenant may keep only pets that have been approved in writing by Landlord prior to move-in or prior to the pet being brought onto the Premises. Approved pets are subject to additional pet rent of $75.00 per month, per approved pet, due with monthly rent. Pet rent is not a security deposit and is non-refundable.
Dogs must be under 50 lbs at full maturity unless otherwise approved in writing by Landlord. Maximum of two approved pets total. Breed, size, age, temperament, vaccination status, and prior rental history may be considered as part of the approval process.
Tenant is fully responsible for any damage, cleaning, odor removal, pest treatment, noise complaints, injury, or other issues caused by the pet. No unauthorized pets, visiting pets, pet sitting, breeding, or commercial animal activity are permitted without Landlords prior written approval.
This pet policy does not apply to qualified service animals or assistance animals, which will be handled separately in accordance with applicable fair housing laws.
Smoking: No smoking anywhere on the property.
Renters Insurance: Proof of renters insurance required prior to move-in.
Minimum $300,000 liability coverage, landlord listed as interested party, proof required before move-in.
Income Requirement: Minimum gross monthly income of 2.5x rent.
Credit Requirement: Minimum 700 credit score with good rental and employment history.
Application Fee: $45 per adult applicant (non-refundable- includes credit and background check).
Maintenance: Tenant is responsible for basic upkeep- landlord handles major systems and repairs.
