It is available immediately for a 12 month lease/sublet in a quiet, professionally managed cooperative building. No pets allowed. Coop. Board approval is required after signing the lease.
Tenants are required to have to the background, credit and eviction check done on MYSMARTMOVE, online and pay $48+. And submit the following documents:
• Copy of their State Issued ID
• Copies of signed Federal and State Income Tax Returns & W-2’s for prior year
• Two (2) most recent pay stubs
• Employer’s Letter verifying length of employment, employment status and annual income
• Lease sign in discount is $500 ($500 off first month rent)
Once we signed the lease agreement, the Coop. Board required the following fees and documents:
CO OP Application Requirements:
1. A non- refundable application processing fee of $250.00 payable to J&J Management Services for processing fee of the application.
2. A non-refundable credit and background check processing fee of $100.00 payable to J&J Management Services.
3. Fully completed application.
4. Two personal letters of references that could be verified by the Coop. Board
5. Copies of current bank statements verifying balances and account numbers
6. Renter’s insurance.
7. Copy of fully executed Lease Agreement, together with any riders thereto, which may be written for a period of 12 months only.
Move In Details
• $500 refundable move in bond which will be returned to the tenant after reasonable time
• Moves allowed Monday–Saturday, 8 AM–6 PM (Prior notice required)
• No move in before written Board approval
• Approval process typically 2–3 weeks
