We operate on a Fair Use policy while we are generous with these limits, usage that significantly exceeds the propertys historical average (e.g., commercial activity, charging multiple EVs, or leaving doors/windows open while HVAC is running) may result in an additional surcharge.

Rental Duration & Availability

Term: Minimum 6-month lease (standard for mid-term/corporate housing), or 12-month lease.

Security Deposit: $3000 required at signing (fully refundable minus any damages beyond normal wear and tear).

Furnishings: The property is leased fully furnished. An inventory move-in/move-out checklist will be provided and signed by both parties.

Monthly Rent Includes:

High-speed WiFi

Lawn care and landscaping maintenance.

Standard water/sewer and trash collection.

Electricity/Gas/Water (additional charges for any excessive use).

Maintenance & Care:

Jacuzzi Tub: Use of the walk-in jacuzzi tub is permitted provided the specific operating instructions (provided in the house manual) are followed. Tenant is responsible for damages caused by improper use.

Floor Care: To preserve the hardwood floors, a no-shoes policy indoors is requested.

Kitchen/Appliances: Tenant is responsible for cleaning the grill after use and following dishwasher/garbage disposal guidelines.

Property Restrictions

Smoking/Vaping: 100% smoke-free property (including outdoors). A $250+ remediation fee will be charged for any smoke odors detected per instance.

Occupancy: Maximum of 3 occupants. Subletting or short-term re-renting (Airbnb/VRBO) by the tenant is strictly prohibited.

Backyard/Trampoline: The backyard is for tenant use. Use of the trampoline is at the tenants own risk- a liability waiver may be included in the formal lease agreement.

Storage: The attic is off-limits and reserved for owner storage.

Shed: The shed can be used for reasonable tenant storage.

Special Provisions

Quiet Hours: 10:00 PM to 8:00 AM daily to maintain neighborhood harmony.
