Criteria for Approval:

• $100 Application Fee per adult (18+).

• 600+ Credit Score

• Security Deposit = one month’s rent with 600+ score

• If the credit score is lower due to medical bills or student loans, the application can still be approved with a higher security deposit.

• Household Income must be 2.5 times the rent

• No Evictions or No Unpaid Rental Drama

• No Utility Debt in collections

• Criminal background checks are done on all adults. We are HUD compliant in our review process. For details refer to Qualification Criteria Flyer included in photos.

$$ Due Before Move-In and time to pay:

• Security Deposit/ Reservation fee $1750 - Due Immediately. The home is not held for you until we have the $!

• First Month’s Rent & monthly fees due at least 10 days before move in.

(We will prorate based on move in date. That credit will apply to month #2)

• One-Time $100 Admin Fee

If you can't follow the timelines listed and need to pay closer to move in date, rush your move in date, or change your move in date, the administration fee will increase because this means we have to ignore other clients and laser focus on your move.

On going monthly Fees (in addition to rent)

• $50 Resident Benefit Package

Includes renter’s insurance + other perks

→ Provide your own qualifying policy, and the fee drops by $11.95

• $65 High-Speed 1 Gig Internet (group rate through Spectrum)

• $2 Transaction Processing Fee

• Pet Rent (if applicable)
