Tenants pay all utilities: Water, Sewer, Garbage, Electricity and Gas. Owner pays for Landscaping.

SCREENING GUIDELINES: This is a No Pet home. No smoking of any kind is allowed on the property. All persons applying to live at the property over the age of 18 must complete an application- and all applicants should meet the qualifying guidelines. Verifiable ID: Valid drivers license, photo ID card or passport. Verifiable proof of income can include: A copy of Social Security card, which is preferred- or W-2 or tax return with full Social Security Number. A minimum credit score of at least 650 is normally required with at least 3 years of positive credit history. No past due collections or judgments (Covid periods exempt). Tenants are required to maintain Renters and Liability Insurance of $100,000 covering all named parties in the agreement. All bankruptcies must be discharged to be considered for approval. 3 years of good rental references, or homeownership, with no late payments. No evictions. Verifiable, combined, gross monthly income of at least 3 times the monthly rent. Three current pay stubs or 2 years (the top two pages only) of your personal tax returns. We do not accept cosigners. We do not advertise on Facebook Marketplace or on Craigslist. Applications are not processed until the application fee is paid for each person applying. If one applicant in the group does not meet the guidelines, that will usually cause the entire group to be declined. Approved applicants must pay the security deposit and execute a signed lease agreement within 24 to 48 hours in order to remove the property from the market. And they must pay the First Months Rent within 2 weeks or sooner of the Move-in date.
