Pets. Pets may be allowed but are subject to screening and written approval. Additional deposits/fees may apply where permitted. (Service animals and assistance animals are not pets and will be handled in accordance with applicable fair housing laws.)

Renters Insurance & Liability (California)

RENTERS INSURANCE REQUIRED. As a condition of tenancy, Tenant shall obtain and maintain renters insurance for the entire term of occupancy at Tenant’s sole cost and expense. Coverage must include personal property and personal liability coverage.

TENANT RESPONSIBILITY / LIABILITY. Tenant is responsible for Tenant’s own acts and omissions and those of Tenant’s occupants, guests, and invitees, including damage to the premises and injuries arising from Tenant’s use or occupancy of the property. Tenant agrees to take reasonable steps to prevent damage and to promptly report any hazardous condition or needed repair.

INDEMNITY (TO THE EXTENT PERMITTED BY LAW). To the extent permitted by law, Tenant shall defend, indemnify, and hold harmless Landlord from and against claims, damages, losses, liabilities, and reasonable expenses (including attorneys’ fees) arising out of Tenant’s occupancy or use of the premises, or the acts/omissions of Tenant, occupants, guests, or invitees.
