DETAILED DESCRIPTION: This is a lovely townhouse for rent in Etna comprising 2 floors + a basement; 2 bedrooms + a bonus room (could be used as an office, nursery, or small 3rd bedroom). The kitchen has newer appliances (including dishwasher) and granite countertops. Washer/dryer hookups in the basement, small backyard, and front porch. Parking is on the street.

UTILITIES AND OTHER INFORMATION: Tenant pays for electric, gas, water, sewage, garbage. Tenant is responsible for lawn/yard upkeep. The tenant is responsible for snow removal. Renter's insurance is a requirement. Smoking is not permitted. Occupancy limited to 4 people.

PETS: Dogs are permitted: $250 non-refundable pet fee due at signing, plus $50 monthly fee per dog. Sorry, no cats allowed.

LEASE TERM: 12 months (with potential for renewal), security deposit, and first month's rent due before move-in.



MINIMUM QUALIFICATIONS: Applicants must have current photo identification and a valid social security number. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Unemployment income will not be considered. Applicants must receive positive references from all previous landlords for the previous 5 years. Applicants may not have any evictions or unpaid judgments from previous landlords. Applicants must exhibit a responsible financial life. Credit score must be a minimum of 600. A criminal background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Occupancy is limited to 2 people per bedroom. Each potential adult occupant must submit their own application to be screened. We consider cosigners; each cosigner must be a homeowner, individually meet all qualifications, and submit their own application to be screened. $45 screening fee per application.
