Please note this IS an age restricted community, at least one resident must be age 55 or older, and no residents may be under the age of 18.

Terms of Lease:

Lease Term: Minimum 12 month lease

Security Deposit: One month rent

HOA Fee: Tenant is responsible for covering the monthly HOA fee. This fee includes access to the neighborhood amenities and covers water usage.

Utilities: Tenant is responsible for all other utilities, including electricity, gas, internet, and trash removal.

Pet Policy: Negotiable with only dogs under 25 lbs.

Non-Smoking Policy: This unit is strictly non-smoking. If any evidence of smoking, including odor or damage, is detected, a $1,000 fee will be charged for odor removal and restoration.

Renters Insurance: Tenant is required to maintain renters insurance and provide proof of insurance prior to move-in.

Maintenance: Tenant is responsible for general upkeep, including routine maintenance such as changing air filters and light bulbs. Any major repairs or issues should be reported to the landlord immediately.

Occupancy: This unit is intended for residential use only, and occupancy limits must comply with local housing laws. Must have one qualifying tenant of 55 years of age or older.

Alterations: No alterations, including painting or installing fixtures, may be made to the unit without prior written approval from the landlord.

Additional Notes:

Move-In Inspection: A detailed move-in inspection report will be completed and signed by both landlord and tenant to document the condition of the property.

End-of-Lease Cleaning: Tenant is responsible for returning the unit in the same clean and undamaged condition as received. Failure to do so may result in deductions from the security deposit for cleaning and repairs.
