Utilities

The Tenant shall be responsible for establishing and paying for all utilities and services supplied to the Premises, including but not limited to electricity, gas, water, sewer, trash, internet, and any other services used by the Tenant during the lease term.

Lawn and landscaping care

The Tenant is responsible for routine lawn and yard maintenance, including regularly watering the front and back lawns to maintain them in a healthy and presentable condition, subject to any local watering restrictions. Tenant shall promptly notify Landlord of any issues affecting the lawn health.

Smoking

Smoking of any kind (including but not limited to cigarettes, cigars, pipes, vaping, or e cigarettes) is strictly prohibited anywhere inside the Premises, including the garage, and in any enclosed or covered areas. Tenant is responsible for ensuring that all occupants and guests comply with this no smoking policy.



Pets

No pets of any kind are allowed on or in the Premises at any time, whether owned by the Tenant, guests, or anyone under the Tenants control, unless the Landlord provides prior written consent or as otherwise required by law for assistance animals. Any unauthorized pet shall constitute a material breach of this Lease.

Lease term and renewal

The initial term of this Lease shall be for twelve (12) months. The Lease does not automatically renew. If both parties wish to continue the tenancy, they shall negotiate and sign a new lease or written renewal.



Rent review and future rent

The parties agree to discuss rent terms for any potential renewal during the tenth (10th) month of the Lease term. Any change in rent or other material terms shall be set forth in a written renewal or new lease agreement signed by both parties- absent such written agreement, this Lease shall terminate on its expiration date.
