Qualifying standards are

Credit:

1. Each adult applicant must submit to the required credit/background check.

2. Each adult applicant must have a credit score of at least 625 with no accounts in collections/arrears.

3. An application that has a credit report that shows no score, but on time payment history of at least 2 accounts and has no negative (late and/or unpaid/collection) accounts will be accepted with an increase in the deposit of $500.00

4. An application that has no credit score, no history of on time payments, and/or credit accounts with negative ratings (late and/or unpaid/collection) will be declined.

Residential History:

2 years of financially responsible, verifiable residential history from a non relative with positive reference.

Income:

Income of at least $5100 per month (must be legal and verifiable).

Miscellaneous:

No pets

No smoking

No co-signers
