This lovely and charming one bedroom apartment will be available on December 1, 2025.
The building was built as a country schoolhouse in the 1890s and was converted to a triplex in 1929. It looks and feels historic. The space has 10-foot vaulted ceilings, picture rails, hardwood floors, built-in cabinets in kitchen and bathroom, and custom tile work. Its been well maintained and lovingly restored. The apartment has one bedroom, one full bath, a spacious living room, kitchen, and small hall closet. The big picture window in the living room looks out to the big trees and open fields of the park across the street.
All in all, the main floor totals to ~500 sq ft. The full unfinished basement (another ~500 sq ft) has a washer and dryer and provides plenty of storage space. It’s nice and dry - not mildewy. There is a freestanding one-car garage, available upon request, for a small additional monthly fee (negotiable). The building is a triplex, but each unit has its own separate basement, each with its own washer and dryer and its own entrance. No paper-thin walls here - you wont hear your neighbors through the walls all the time.
Utilities: tenant pays electricity and gas. Typical electric and gas bills, according to previous tenants, are roughly $30-$60/month in summer and $80-$120/month in winter. Of course, this depends very much on your own energy use patterns and choices. I recently did major work to insulate the attic, air-seal, and put a new roof on the building, which helped significantly with energy bills and comfort. There is a flat $90/month utility charge for water, sewer, and garbage services (paid to landlord, in addition to rent).
Well-behaved cats and dogs are welcome with a refundable pet deposit of $300 per animal- pre-approval for each specific animal required. No pet rent! Down with pet rent!
There isn’t a whole lot of outdoor space but the front yard has lots of mature, fruiting raspberry bushes, a fruiting fig tree, roses, and space for two raised beds. The small side planting strip has (flowering) hops climbing up ropes and a little more room for shade-tolerant things. There are planter boxes on the porch that you can do with as you like. If you like to garden, you are welcome to use this space! (In collaboration with your neighbors in the triplex).
There is a full driveway that is shared with the three units in this building as well as the neighbor. We usually use it as a loading zone but if you can work something out to park there and everyones happy with it, great.
No tobacco smoking inside (its OK to smoke on the covered porch).
Great location: The building is located right across the street from a 10-acre park with enormous oak trees, open fields, baseball diamonds, basketball courts, and a playground. Its an easy stroll to lots of places in the hopping Clinton/Division district (Peoples Co-op, New Seasons Market, the Night Light...) and the Gladstone area (Ship Ahoy, C Bar, Electric Pizza…). The MAX (orange line) is a few blocks away and theres easy access to multiple bus lines too.
