Screening Guidelines:

All individuals over the age of 18 who will reside in the property must submit an application. Application fee is $50.00 per adult, non-refundable.

Minimum credit score of 680. Credit history will be reviewed to evaluate creditworthiness.

Positive rental references required. Applicants must have no record of unpaid tenancy, prior evictions, or bankruptcy. A criminal background check will be conducted.

Household monthly income must equal at least three times the monthly rent amount.

Most recent W-2 required.

If self-employed, the past two years of IRS 1040 tax returns are required.

Renter's insurance of at least $100,000 liability coverage is required, with the property owner listed as "Additional Interest."

Approved applicants must be prepared to move in within 20 days of approval.

Applicants must provide three months of pay stubs and bank statements.

Applicants must show verifiable reserves equal to three months' rent.
