$1,300 - 2 Bedroom 1 Bathroom Apartment In Tallahassee With Great Amenities

Newly renovated in 2021 with a new roof, flooring, painting, tiled bathrooms, updated appliances, privacy fence, landscaping lights and more. Unit is a 2/1 with a laundry area, and eat in kitchen /bar, and living area. Private parking with front and backyard

1. **Lease Duration

The standard lease term is 12 months, with the option to renew at the end of the term. Shorter lease terms may be considered on a case-by-case basis.

2. **Monthly Rent

Rent is due on the 1st of each month. The total monthly rent is $1300, payable via [accepted payment methods, e.g., online payment portal, check, etc.].

3. **Security Deposit

A security deposit equal to one months rent is required at the time of signing the lease. This deposit will be held to cover any damages or unpaid rent and will be returned within 15 days of lease termination, subject to any deductions for damages.

4. **Utilities

Tenants are responsible for all utilities, including electricity, water, gas, internet, and cable, unless otherwise specified in the lease agreement.

5. **Maintenance and Repairs

Tenants are responsible for maintaining the property in good condition and promptly reporting any maintenance or repair issues to the landlord.

6. Pets are allowed with prior approval and an additional pet deposit of $300

7. **Alterations

Tenants may not make any alterations or modifications to the property without the landlords written consent.

8. **Termination and Notice

Either party may terminate the lease with a written notice of 30 days prior to the end of the lease term. After the lease term, it will automatically convert to a month-to-month lease unless otherwise agreed upon.

9. **Application Requirements

Interested tenants must complete a rental application, which includes a background check, credit check, and proof of income.

11. **Insurance

Tenants are encouraged to obtain renters insurance to protect their personal property and provide liability coverage.

12. **Compliance with Laws

Tenants must comply with all local, state, and federal laws, including but not limited to zoning and housing regulations.
