Qualification Criteria:

* Minimum FICO: 690 for all adult applicants

* Income: Combined gross monthly household income at least 3x the monthly rent

* Employment: Verifiable work history

* Rental history: Verifiable rental history with a property management company or 12 months of on-time rent receipts (no exceptions). Current homeowners: no mortgage late payments

* Credit: No late payments in the most recent 24 months- no outstanding/unresolved collections. Provide a letter of explanation for any derogatory credit older than 24 months

* Background: Criminal background check required for each applicant

* Evictions: No prior evictions (may result in automatic denial)

* Co-signers: Non-occupant co-signers are not considered

* No sub-leasing allowed

Tenant-Paid Utilities and Costs:

* Tenant pays all utility

* Tenant maintain front & backyard

* Owner pays HOA fee
