- Verifiable gross household income must be at least 2.5 times the monthly rent.

- Valid, verifiable rental references required; no prior evictions or unlawful detainer filings.

- A minimum credit score of 600 is required.

- Renter’s insurance required; proof of coverage due before or at move-in.

- Security deposit, first month’s rent, and proof of utility account setup are required prior to receiving keys.

- Small pets permitted with a $50/month fee per pet, subject to breed restrictions.

- Verified Service Animals and Emotional Support Animals are accepted in compliance with state and federal law.

- Aggressive breeds (including but not limited to Pit Bull, Rottweiler, Doberman, German Shepherd, American Bulldog, Staffordshire Terrier, and mixes) are not permitted.
