Lease Terms Summary

Rent: $1,200/month due on the 1st of each month

Due at Lease Signing: First months rent + $1,200 security deposit

Security Deposit: $1,200 - Must be paid with certified funds (money order or cashiers check)

Application Fee: $47 per adult (paid directly to TransUnion SmartMove)

Applicants: All occupants 18+ must submit a separate application

Smoking: Not permitted

Pets: Not allowed

Utilities: Water is included in rent. Tenant responsible for all other utilities

Lawn Care: Tenant is responsible for general tidiness of entrance area.

HVAC Maintenance: Tenant must perform monthly HVAC filter cleanings. Landlord will show tenant how to perform these.

Septic System: Property is on a septic system. Tenant responsible for monthly tank treatments (such as Rid-X).



Application & Qualification Criteria

Income Requirement: Monthly household income should be at least 3x the rent ($3,600/month)

Credit scores under 600 may require an increased or double security deposit and/or co-signer

Negative rental payment history may be cause for application denial

Job time under 6 months may require a double deposit and/or co-signer

Application Process:

Applications are accepted until a security deposit is paid

Applicants are served on a first come, first served basis: however if there is more than one applicant for a property, the applicant with the better application (higher credit score, better income) will prevail.

Once the deposit is received, the lease must be signed and utilities turned on in the applicants name within 2 weeks

We cannot hold a property longer than 2 weeks
