Addendum – Water and Sewer Utilities.

The Property located at 400 Jamestown Avenue, Portsmouth, VA 23704 (Units A and B) is served by a single water meter shared between both units.

The Owner, shall contribute a fixed amount of $100 per month toward the total cost of water and sewer services.

The remaining balance of each monthly bill shall be divided as follows:

40 % charged to Unit A (2 bedrooms, 1 bathroom)

60 % charged to Unit B (3 bedrooms, 2 bathrooms)

Tenants shall pay their respective share together with the monthly rent payment, which is due on the first (1st) day of each month.

Since the utility bill is typically issued between the 5th and the 12th of each month, tenants will have more than twenty (20) days to cover their respective share prior to the rent due date.

If only one of the two units is occupied, the Owner shall pay up to $100 per month, and the tenant of the occupied unit will be responsible for the remaining balance of the total water bill until the second unit becomes occupied.

Once both units are occupied, the above 40% / 60% division will apply.

Failure to include the water payment with the rent shall be considered a breach of this Lease Agreement and may result in additional charges or late fees.

This addendum shall be attached to and become part of the Lease Agreement between the Owner and the Tenants for the above-mentioned property.
