Description
Your Mountain Escape in Caughlin Ranch: Space, Views & 50+ Miles of Trails
Your Dream Mountain Sanctuary Awaits on Skyline View Drive
Picture this: You wake up to expansive mountain vistas stretching out before you, grab your coffee, and step onto one of three private decks where you can actually hear yourself think. No traffic noise. No neighbors peering over your fence. Just you, the mountains, and genuine space to breathe.
What Makes This Place Different
Look, Ive lived all over the USA, and this spot is special. You get a full third of an acre, which sounds like nothing until you see how cramped most rentals are these days. This house sits back from the street with actual privacy, something thats become pretty rare here. The three upper-level decks? Theyre positioned perfectly to catch those incredible Nevada sunsets and morning light that keeps the whole house bright, even in winter. Lots and lots of wood clad windows.
The Location is Everything
Caughlin Ranch isnt just another subdivision – its one of those neighborhoods where people genuinely want to live. Walking trails everywhere, mature landscaping that actually looks good, and that sense of community you dont find in the faceless, newer developments. The Steamboat Ditch Trail is literally a four-minute walk away, giving you miles of scenic hiking, biking, and running without dealing with traffic. And the trail selection for hiking, mountain biking, and trail running behind you is ENORMOUS miles upon miles of mountain trails. Theyre right in your backyard with 50+ miles of world-class mountain biking leading all the way to Lake Tahoe.
Perfect for Families
Caughlin Ranch Elementary is just blocks away and consistently gets A-ratings. The kids can walk to one of Renos best elementary schools, while youre steps away from Village Green Park – 11 acres with a fantastic playground, tennis courts, and summer movies and concerts. The whole area feels safe and established, which honestly is worth a lot these days.
Your Daily Life Here
Grocery runs are easy with Raleys in the shopping center, plus youve got Starbucks for your coffee fix and Casa Grande for amazing margaritas on their outdoor patio. But heres what I loved most when we lived here – after work, you can be on mountain bike trails in under five minutes, or take an evening walk along the ditch trail watching the sunset over downtown Reno.
What Were Looking For
We want people wholl appreciate this place like we did. The house needs someone responsible – we handle maintenance issues immediately, but we need tenants who take care of the property and yard. Good credit (700+) and solid rental history are must-haves. Were flexible on pets within reason, and honestly, this yard is perfect for dogs.
The Details That Matter
Pets Welcome: Up to 2 cats, 2 small dogs under 40lbs, or 1 large dog (we can discuss your situation)
Yard Care: You handle the seasonal sprinkler service (~$200/year) and basic upkeep
Utilities: You cover all utilities
Cleaning Deposit - $250 deposit (refundable with professional cleaning)
Available Now
This isnt just another rental – its a chance to live in one of Renos most desirable neighborhoods with genuine space, privacy, and access to incredible outdoor recreation. The combination of mountain living with urban convenience is pretty hard to find.
Ready to See It?
If youre tired of cramped spaces and busy streets, and you want a place where you can actually enjoy Nevadas outdoor lifestyle while being minutes from everything you need, lets talk. This house gave our family some of the best years weve had in Reno, and wed love to find someone wholl appreciate it as much as we did.
