• Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for a move-in day/lease start date that is within 2 weeks from the date the application(s) is/are placed.
• Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only.
• Utilities: Tenants are responsible for all utilities.
• Neighborhood pool access is available for the 2026 season for an additional fee.
QUALIFICATION REQUIREMENTS:
• Credit Score: Minimum 610 for each applicant. Verified through Experian.
• Applicants must have no unpaid rent, mortgage, or utility bills.
• Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years.
• Criminal background check required.
• Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $2,295.00x3.5 = $8,032.50 or more each month).
• Pets/Animals: Must be disclosed on the original application, including service/support animals. An additional pet fee and monthly pet rent will be required for pets.
• We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date an application is placed. All applications are required to be placed and fully processed before we can make a decision. Should multiple applicant apply to when property together, the two weeks will begin when the first applicant applies.
PET POLICY:
• Up to 2 pets/animals maximum (accepted on a case-by-case basis).
• Pet Fee: $300 upfront, nonrefundable, per pet.
• Pet Rent: $30 per month per pet (nonrefundable).
• Responsibility: Tenants are monetarily responsible for all damages caused by pets.
• Pets/Animals: ALL must be disclosed on the original application, including service/support animals.
APPLICATION PROCESS, FEES, APPROVAL, and MORE:
• Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application. Separate email and phone number required per applicant.
• Admin Fees: One-time admin fees totaling $120, due with first month’s rent and fees if approved (on or before move-in day).
• Application Submission: Applications can be found on our company website at [Use CALL or EMAIL to get in touch] We do not accept applications from other sources (i.e., Zillow).
• Approval Timeline: Typically 1–3 business days once all applications and required documents (bank statements, ID, income verification, residential history, etc.) are submitted. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant. Application showing anything fraudulent will result in the application being denied and the applicant being required to place another application, at their expense, should they desire to apply again.
