Description

TERM: 12-MONTH Lease with Option to Renew

DEPOSIT: Equal to Two (2) month's rent

MOVE-IN COSTS:

• Holding fee required upfront, with application.

• Deposit due upon approval at lease signing.

• A full month's rent is due at move-in.

• 2nd month prorated if move-in date is not on the 1st of the month.

SECURITY DEPOSIT: Equal to 2 month's rent unless applicant's credit score is a 760 or greater. With the higher credit score and solid rental references, the deposit may be reduced to 1.5 month's rent.

UTILITIES:

Tenant is responsible for ALL utilities:

• Electricity (Liberty Utilities) paid directly to the service provider.

• Natural Gas (SW Gas) paid directly to the service provider.

• Cable, Internet & Phone are to be set up by the Tenant if desired.

• Trash pickup (TTSD) reimbursed to owner along with the rent.

• Water/Sewer (NTPUD) reimbursed to owner along with the rent.

PARKING:

• Free off-street parking in the U-shaped driveway.

• Snow removal is tenant's responsibility

PETS:

OTHER:

• No Smoking
