Lease Terms

B. Renter will be responsible for following all HOA guidelines and requirements as well as any fees associated with violations.

C. Screening Guidelines:

1. All persons 18 and over planning on living at the property must complete an application and all applicants should meet the qualifying guidelines. An application fee of $50 per applicant will be required to cover credit and background check costs.

2. Positive credit history is required. Negative accounts are a reason for declining an application. All bankruptcies must be discharged.

3. Good rental references or homeownership with no late payments. No evictions, no exceptions.

4. Verifiable combined minimum gross monthly income 3 times the monthly rent amount is required

5. Minimum credit score of 700 is required.

6. No pets allowed.

7. No smoking allowed inside home.

NOTE: If we receive multiple well-qualified applications in a very short period of time, we choose the applicant, based upon the screening guidelines, that will be the best tenant for the owner - not the first applicant that applied. However, if we receive any application that we can approve, we do not wait for others to come in.

D. First month rent and 1-month rent deposit required at lease agreement signing.
